Gypsum factory I

Historically the Gypsum factory was owned by German merchant Bëhm. The factory is an example of brick architecture in Riga in the end of the 19th century with splendid brick details and textures, interesting wooden constructions, characteristic window rhythm and division. Location of the factory on the bank of river Daugava can be explained by the convenient access to water for transporting raw materials and products. A gypsum washing pit had remained in the middle of the courtyard and now the spot is marked with a cast iron water pump. The factory operated until the Second World War. During the Soviet times the buildings contained laundry facilities for the armed forces.

As a result of renovation the factory has been converted into a modern residential ensemble –the first loft complex in Latvia. The ensemble contains 34 apartments, a restaurant, sauna and an underground parking place. The factory ensemble consists of five buildings located around a courtyard with a big chimney. The factory offers residential space of different types – from small one bedroom studios to spacious separate houses with three or four levels. Most of the apartments have outdoor space – French balconies, roof terraces, verandas, wooden decks. Apartments are equipped with kitchens and bathrooms, built-in wardrobes and cloakrooms.

Interior design preserves the rough textures and patina of the original brick, metal and wooden constructions. Mainly natural materials have been used - such as old pine plank floors, hexagonal concrete tiles specifically designed for the Factory and used in entrance halls, kitchens, terraces and staircases, as well as wooden window frames, windowsills, doors, metal staircases and banisters.

The ensemble contains boat pier and a sailing equipment store, as well as a floating concrete platform on the bank of the river for the use of the restaurant.
