Jurmala is the resort town that is spread for about 30 km between the coast of the Riga gulf and the river Lielupe.

It is located in the old pine forest. It is characterized by the soft sea climate, salubrious air, and unique beach sand, marked by the flags of FEE.

The centre of Jurmala (stations Dzintari-Majori) stands out with the development of tourism, leisure and entertainment.

Numerous cafes and shops, sports and fitness centers, hotels, branches of governmental and private institutions are concentrated around pedestrian street Jomas.

In addition, the biggest entertainment aqua-park in the Baltic countries is operating in Jurmala.

The cultural life of the town during summer season is characterized by a high concentration of Russian and European celebrities of show business.

The concert hall “Dzintari” hosts many cultural events, some of which are shown also on Russian TV channels.

A ride from Jurmala to Riga International airport takes 15 minutes; till center of Riga – 20 minutes.

The holiday House „Jurmalas Vilnis” is located in the center of Jurmala, at Dzintari station, in the very beginning of the Dzintari Avenue. The location of the House is unique due to several reasons:

1. Sand dune: the House is built in dunes, behind which the central beach is situated. There are many deciduous and conifer trees, with strong domination of pines. The view to the sea is opening starting with the 4th floor.

2. Center of the city: the House is located in the direct proximity to the center of Jurmala. The pedestrian street Yomas and «Dzintari» concert hall are only a few minutes walk away.

3. Developed infrastructure: next to the House there are all the main components of local infrastructure necessary for comfortable living – shop, restaurants, and sport and fitness centers.

In its location the holiday House „Jurmalas Vilnis” doesn’t have substitutes among the new projects of Jurmala.

The building was initially planned as a holiday House that combined advantages of living in separate privately owned apartments with a possibility to get a wide spectrum of services that ensure maximum comfort of living.

Strong requirements towards planning of the public-usage facilities and availability of highly trained staff are fulfilled.

The concept of the House is such that life in the House continues even outside the apartments. Part of the hall on the ground floor is used as a café, where one can order coffee and light snacks. In the hall there is also a special room equipped with computers and office equipment necessary for work. In the outside yard a wide well-kept territory (4 600 m2) allows to walk and relax without leaving the territory of the House.

The building is of an open terraced type. Its pyramidal structure is organically integrated into the surrounding landscape. It is accompanied by a cascade of big green terraces, symmetrically descending from 8th to 4th floors. The glass facade adds lightness and makes inside rooms brighter and more spacious. The warm accent of wooden decorations adds a feeling of cosines to the facade.

There are eight floors in the building, with boiler-room located on the top 8th floor. The apartments are located up from 1st to 7th floors. The parking space and storage facilities for resident’s belongings are set on the underground floor.

Quite a large space is allowed for public use. A hall on the ground floor takes up to 239 m2.

The constructional solutions of the House include massive base of reinforced concrete, driven piles, and carcass built of columns of reinforced concrete with solid reinforced concrete covering. Outside walls of apartments are made out of fiber blocks. The room separating walls are made of double plastered KNAUF plates with increased sound and thermal protection.

The glass facade of the House is constructed from panoramic glass packets from double SUN-GUARD HP Light Blue 63 glass. Spaces between the glass plates are filled with argon gas. Width of one glass is 6 mm, glass packet – 26 mm. Glass packets are attached to columns and coverings with custom made aluminum SCHÜCO frames. The basic characteristics of the facade: thermal protection 1.5 W/kv.m K, sound protection – 34 Rw, transparency – 65%.

The glass facade in comparison to the standard solutions provides more light, view, and a feeling of more free space inside the apartments.

The building is connected to the water and canalization systems of the city. For additional purification of water that comes from city water supply the system of triple filtration is installed.

Heating and water boiling is provided by autonomous gas boiler-room with two boilers WOLF MK-2.

Air conditioning in the House is supported by two water conditioners-chillers BLUEBOX BETA 2002. The cooled air is supplied in the living facilities through the panels installed in every room.

The House is provided with air-ejectors on the roof and in the basement. In the living quarters additional system of compulsory ventilation AMALVA is provided. In the basement of the building 3 two-shift ventilators SYSTEMAIR DVV 630D4 ensure the extraction of smoke and exhaustions. The second shift starts up automatically in case of fire.

Four panoramic elevators OTIS are ensuring the communication between the underground parking and floors. Elevator cabins are panelled with steel plates and wood. Back walls of the cabins and elevator shafts are made of glass, providing view on the surroundings.

The House has the largest adjacent surrounding territory among all residential projects in Jurmala with a total area of 4 600 m2. A lot of pines and broad-leaved trees create a closed park zone. The territory is planted with ornamental plants that include more than 50 plant types and grass. Walking paths, places for rest and children’s ground are also set up on the territory of the House. All the paths and spur tracks are paved with stone plated that are lighted during the night.

There is an outside parking with 20 lots on the back yard.

The inner territory of the House is fenced out along the whole perimeter. Entrance to the inner territory is done through gates and wickets using the chip cards and distant remote controllers that open the gates.

In the central hall of the House there is a reception. Administrators are ready to perform tasks given by residents such as ticket reservation, document formatting, calling a taxi, as well as solving problems with technical support of the building. At the resident’s request administrators will serve coffee, light snacks, and drinks to part of the hall where the café is located.

The chambermaid service is responsible for cleaning the apartments. Residents also have a possibility to use laundry services with a return delivery that are provided in the House.

A professional gardener maintains the surrounding territory and terraces that are adjacent to the apartments on the upper levels.

All the building personnel is required to wear uniform while on duty.

The building and surrounding territory are under surveillance of 45 video cameras. The residents of the House can access the territory using special devices (chip-cards, distant remote controllers). In any other case an identification of the visitor is performed. There is always a guard on duty on a twenty-four hour basis. In addition to that, the building is connected to the mainframe of the security firm, enabling security patrol arrival in case of a security breach.

The underground floor and rooms for general use are equipped with fire-preventing system (sprinkling system with sound alarm and signal to the mainframe of security firm).

There are 76 apartments with a living space of 70 to 200 m2 and a total area of 75 to 340 m2. Apartments might have two, three and four inhabitable rooms.

Besides the differences in flooring, apartments differentiate in amount of open space available, to be exact:

1. Apartments with patios: apartments on the ground floor of the House have separately hedged, apportioned land with total area varying from 25 to 90 m2.

2. Classic apartments: apartments on the second and third floor of the House are equipped with balconies (7-70 m2).

3. Apartment with terraces: apartments on the 4 thto 7 thfloors have exclusive terraces with area varying from 60 to 150 m2.

Pyramidal construction of the House defines another peculiarity of the apartment distribution: as the number of floor increase, fewer apartments are situated and their total living space increases. The four-room apartments are located mainly on the terraced upper levels of the building.

The four-room apartments (living space of about 140 to 200 m2) are characterized by a large open space (around 90 m2) that joins guest room, dinning-room and kitchen, separated by a bar stand. Large space is allocated for bedroom (25 m2) with a separate cloakroom (5-6 m2) and bathrooms. Second bathroom is equipped with shower cabin and is accessible to general use. Two more rooms with area of 20-25 m2can be furnished as a working room, nursery or the second bedroom.

Three-stored apartments follow the same principle of open space of joined guestroom, dinning-room and kitchen (living space of 125-145 m2). Spacious bedrooms with cloakroom and separate bathrooms, as well as guest bathrooms and second bedroom are also provided.

Great internal space (not less than 50 m2) and optimal planning that merges guestroom with kitchen define the latter in terms of area two-room apartments (70-150 m2). Large bedrooms with separate bathrooms and cloakroom are still present in such apartments. The presence of the second bathroom for general use, however, depends on the total area of an apartment.

One distinguishing peculiarity of all the apartments is that their supporting walls outline the outside perimeter, what allows for big variability in internal planning.

The height of ceilings in all apartment types – 3 meters.

The apartments are ready for completion of decoration works and are in the following state:

Walls are puttied, leveled, with addition of hydro isolation in bathrooms and toilets.

Floors have a coating of self-smoothing concrete, ready for lining; floors in the bathrooms and toilets are equipped with a system of electrical heating and covered with a layer of hydro-isolating material;

Ceiling is puttied, smoothed out;

Plumbing and canalization systems in the kitchens, bathrooms and toilets are ready for installation of plumbing utilities;

Electric wiring connects the switch board with sockets and switches;

Low-current cable networks (internet, cable television, telephone) is extended to every living premises;

Entrance doors are built from a solid wood, lacquered and equipped with ABLOY lockers

Floor convectors JAGA with automatic temperature regulator and ventilation gear with air recuperation system AMALVA ensure constant air exchange with programmed temperature support are installed in all apartments. Kitchens, bathrooms and toilets have channels of general ventilation systems, installed on the roof and in the basement of the House.

All the apartment premises are additionally equipped with air conditioning and built in the wall panels that cool down the air during hot periods and secure additional heating during cold weather.

Flues in apartments on 6th and 7th floor provide possibility to set up fireplace.

Apartments on the 4-7 floors have their own terraces that represent open areas of 60 to 150 m2. Enter to these terraces is planned from every apartment’s rooms through balconies, built along outside walls. Terraces are bounded with handrails made out of hard aluminium constructions, where special glass is placed. Terraces are separated from each other by a frame with double 100 mm wide frosted glass packet.

A planting of greenery – grass, ornamental plants and trees combined with trails and places for rest is intended on terraces. A major part of the terraces’ surface is covered with soil; areas before the entrance to the living facilities are flagged and have an option of electrical heating.

Apartments on the first floor have apportioned patios with areas of 25 to 90 m2. All the patios are intended to have grass-plot and wooden flooring at the entrance to the apartments. All the yards are separated each from another and along the perimeter with ornamental plants of the same form.

Underground floor of the House has parking space with an area of 2837 m2 for 100 vehicles. The parking lots are outlined, numbered and equipped with buffers that prevent cars from a contact with the wall. Special marking shows the way inside the parking space. There is an additional outside parking space for 20 cars on the back yard of the House.

An area on the territory of underground parking with a total of 592 m2 is assigned to storage facilities, where residents of the House can keep their belongings. Storage facilities are represented by a set of small cells with an area of 5-7 m2 that are separated by metal frame with a metal net. Each cell is numbered and has a door with a lock.

Separate places for bicycles are also prepared on the territory of the underground parking.

Apartments are offered for sale as a planned part of the whole property. The package offers the rights to use the particular apartments, parking lots and storage cells. Apartments with one parking lot and one storage cell are objects to sale (with exception of several apartments with smaller area that are offered without storage). Additional parking lots on underground and outside parking spaces can be purchased through a separate agreement.

Preliminary agreement with the buyer is made prior to the house’s exploitation (scheduled for October 1st, 2006). It defines the procedure of signing the purchasing contract and other enclosed documents, terms of payments and other obligations that both sides agree to perform after the contract is signed. Following the conditions of preliminary agreement, buyer is obliged to pay advance amounting to not less than 20% of total purchase price during 3 days after this agreement is signed. The rest is paid at the point of closing the purchasing contract.

If the buyer requires additional time to decide on the purchase, he can reserve a right to purchase the selected real estate. This agreement, however, is not obligatory.

Seller and buyer close the purchasing contract after the exploitation of the house begins and after the registration of the house in the Land cadastre. In addition to purchasing, the contract buyer has to sign agreement about the use of the joint property and limitation of private property rights, as well as agreement about technical support of real estate.

The buyer is obliged to pay the selling price (after the advance’s subtraction) at the day of purchasing contract signing by transferring the required amount to the beneficiary’s account or to the separate deal’s account in the bank selected by the beneficiary.
